We are not responsible for any onsite staging, de-cluttering, cleaning, or landscaping.  The house/property must be ready to be photographed when we arrive on-site. 

​The property will be photographed AS-IS. 

** If advanced Photoshop retouching and/or object removal is required, an additional fee will apply.

60 minutes Before OUR APPOINTMENT

  • REMOVE ALL unnecessary objects from spaces and surfaces (personal photos, bathroom toiletries, kitchenware, personal belongings, trashcans, Roomba, pet bowls & beds, etc.) The more simple and de-cluttered, the better.​
  • Sweep debris from driveway, walkway, and patio.
  • Clear all vehicles and trash cans from the driveway and the street in front of the home.
  • Turn ON ALL interior lights, including table-top lamps, lights in furniture cabinets and kitchen cabinets.
  • Turn OFF all ceiling fans.
  • Open all blinds, shades, and curtains.
  • Please secure all animals in a safe location, away from all rooms being photographed.
PREPARING YOUR PROPERTY FOR PHOTOGRAPHY
EXTERIORS - FRONT | BACK | SIDE YARD
  • Remove cars from driveway
  • Close all windows
  • Sweep walkways
  • Pick up leaves, sticks, branches
  • Put toys, bicycles away
  • Remove seasonal décor
  • Stow garden tools, supplies
  • Remove all hoses
  • Straighten and arrange deck furniture
  • Stow away garbage and recycling receptacles
LIVING SPACES
  • Remove personal items / photos
  • Remove all visible clutter
  • Clean / dust surfaces
  • Open shades / blinds
  • Replace burned out light bulbs
  • Tidy up or put away all children’s toys
  • Empty waste baskets
  • Hide pet dishes/toys/beds
  • Vacuum carpets
  • Sweep hard floors
  • Remove paperwork / mail
  • Display attractive books
  • Turn off television
  • Turn on all lights
  • Clean ceiling fans & blades
BATHROOMS
  • Make the bathrooms sparkle
  • Clear counters of all toiletries
  • Hang fresh towels
  • Clean mirrors
  • Clean or hide trashcan
  • Clean toilet & close lid
  • Remove all items from tub and shower
DINING ROOM
  • Remove all personal items / photos
  • Straighten dining chairs
  • Add centerpiece
  • Set the table for dinner
  • Add a vase of flowers (optional)
KITCHEN
  • Remove all items from refrigerator door
  • Store food in cabinets
  • De-clutter countertop
  • Clean stovetop
  • Stow small appliances
  • Hide soaps, cleaning items
  • Hide dish towels, sponges
  • Clear sink of dishes
  • Put away draining rack
  • Organize items on open shelves
  • Hide trashcan
BEDROOMS
  • Remove all personal items / photos
  • Make the beds
  • Arrange decorative pillows
  • Put away clothing, shoes
  • Clean under the bed
  • Clear surfaces of clutter
  • Clean ceiling fans & blades​
LAUNDRY SPACE
  • De-clutter entire space
  • Clean all surfaces
  • Hide unnecessary items
  • Organize laundry supplies
  • Remove trash
  • If you have glass W/D doors, remove all items.
